No legitimate person or company is going to loan you money without a credit check.
Your question here will bring out all the scammers, promising whatever you want. All you have to do is pay that up front fee for the bond or insurance or whatever.

Although the market has changed in the last year, there are lenders that will make those loans with no money down based on the value & equity in the property. Usually each market area has lender that only work in that area and depending on the amount of equity and validity of the project, they WILL go out of their normal area. When you repost it put your city and state. Also place an add on craigslist.org. Obviously the interest rate (interest only) & the points charged is higher and the loan may be at a 65 to 70% LTV, but they do exist. For the those who think other wise obviously have not made any REAL money in real estate.
Before I got in to commercial real estate I did the following. When you post the ad for hard money, also look for Private investors as well that have self directed IRA’s they may be presently getting up to 7% and with a hard money senario, they have added security of equity and no loss so you pay interest only on a 12 month cycle with no penalty at 11% to 18% if there is a large enough margin in your deal. You WILL make $ $ $ . I speak from experience thats how I started and became a success.

The only thing you will fine will be a predatory loan with an astronomical interest rate in the private sector. if you are low income there might be local programs to help you out. Aside from a government or local program maybe you have a family member that can help.
